Ask Rob — Honest Answers About Oaks of Tyrone
The questions buyers ask most — answered straight, no sugarcoating.
I've helped thousands of families buy and build homes over the course of my career. Every one of them had questions — and the good ones asked the tough ones. Here are the questions I hear most often about Oaks of Tyrone, answered honestly and directly.
Is now a good time to build a custom home in Michigan?
In my experience, the best time to build is when you're ready — and right now, there are some real advantages. Mortgage rates have stabilized from their peaks, land availability in Livingston County is tighter than it's ever been (one-acre wooded lots like these are becoming rare), and construction costs, while higher than a few years ago, have leveled off. The buyers who wait for the "perfect" market usually end up paying more and finding fewer lots. If you're in a position to build, the math favors moving forward.
Let's talk about your timeline — call me at 810-691-0019.
What makes Oaks of Tyrone different from other new construction communities?
Three things set this community apart. First, the lots — every homesite is a full wooded acre with mature trees preserved, not clear-cut. Second, Hartland Schools — rated A-minus, top 10% in Michigan, ranked #2 in Livingston County. Third, the builder. Big Sky Development has been building custom homes since 1994, and every home comes with a 10-year in-house warranty and 96% American-made materials. You won't find that combination anywhere else in this area.

How much do I need to get started?
Home packages at Oaks of Tyrone start in the low $600s, and that includes your wooded one-acre lot. Your out-of-pocket at signing depends on your financing structure — typically earnest money plus any applicable deposits. Todd Murawski, Big Sky's preferred lender, can walk you through the exact numbers for your situation. Every buyer's financial picture is different, and Todd is excellent at finding the right program.

Can I build on a wooded lot without cutting down all the trees?
Yes — and this is one of the things I love most about Big Sky's approach. They practice intentional tree preservation. Not every tree stays, obviously, but the ones that can be preserved are. Your homesite keeps its natural canopy, privacy, and character. This is fundamentally different from production builders who clear-cut everything and plant a few saplings for the photo shoot.
Tour a homesite and see the tree preservation in person.
What's the difference between a production builder and a custom builder like Big Sky?
A production builder offers a fixed set of floor plans with limited options — you pick from what's available. A custom builder like Big Sky lets you modify everything. Your floor plan, your finishes, your layout. Big Sky's in-house design team works with you in their own showroom. The owner personally visits your jobsite. And the 10-year in-house structural warranty is nine times longer than what production builders typically offer. It's a fundamentally different experience.

Is Hartland Schools really that good?
Yes. Hartland Consolidated Schools is rated A-minus by Niche, ranked #2 among public high schools in Livingston County, and in the top 10% of Michigan's 846 school districts. Math proficiency is 55%, reading is 63% — both well above state averages. The graduation rate is 97%. For families comparing school districts in Livingston County, Genesee County, and Oakland County, Hartland consistently ranks at or near the top.
School quality is a big factor — let's talk about what matters to your family.
What if I already have a home to sell?
Most of my buyers are in that exact position. There are several strategies we can use — bridge loans, construction-to-permanent financing that lets you start building while your current home is on the market, or timing your move with your build completion. Todd Murawski specializes in these situations and can structure financing so you're not stuck making two mortgage payments for long.

What upgrades are worth the money in a new construction home?
My professional opinion: invest in the things you use every day and the things that are expensive to change later. Kitchen countertops, cabinet quality, flooring in main living areas, and the primary bathroom are always worth upgrading. Think about what you touch and see every morning when you wake up and every evening when you come home. Those are the details that make a house feel like yours. I can walk you through specific recommendations during your design center appointment.
I'll share my full upgrade priority list when we meet.
How long will it take to build my home?
From signed contract to move-in, most builds at Oaks of Tyrone take 8 to 12 months. Design center selections, permitting, and site preparation add another 4 to 8 weeks before construction begins. The total timeline depends on your customizations and municipal permit timelines, but Big Sky's 30+ years of experience and established trade partnerships keep things moving efficiently. I give every buyer a realistic timeline upfront so there are no surprises.
